House rules

House rules

Our house rules

1. Principles

We aim for a respectful, calm and active shared environment. Everyone contributes to keeping the space enjoyable for all - clean up behind yourself.

2. Quiet Hours

Quiet hours are 22:00–07:00. During this time, noise must be reduced to a level that is barely audible in bedrooms or to neighbors.

If conversations run late, ideally move to the living room with the door closed, or to the rooftop terrace - and remain mindful of noise levels even there.

Be mindful of noise from kitchens, bathrooms and other shared areas. Use headphones for music, videos or calls in shared spaces, especially during quiet hours.

The dishwasher beeps repeatedly once it has finished, and during the night that beeping carries through the whole floor. Please start it early enough that it finishes before 22:00.

3. Shared Areas, Equipment & Cleaning

  • Treat all areas and equipment with care. After use, return everything to its place.

  • In the kitchen, clean immediately after use and leave surfaces empty and clean. After shared dinners, cleaning should be organized by the participants. Please also follow the kitchen etiquette guidelines displayed in the kitchen.

  • We provide professional cleaning 1–2 times per week, but this is not sufficient unless everyone cleans up after themselves.

  • Do not use food or personal items of others without permission, and clearly label your own food and belongings in shared spaces.

  • The white drawer chests on the ground floor are house storage, not shared supplies. Please ask before taking anything out of them.

  • The same goes for the staff compartment in the kitchen. If you do take something from it, please tell the coliving team, especially if it was the last one of its kind, so it can be restocked.

  • If you take equipment out of the house - the coliving bike, volleyball net, balls, or anything else - you are responsible for returning it in good condition and reasonably clean.

  • The rescue board is the one exception: ask before you take it out. We will show you the basics and the risks first - after that it is yours to use, all year round. It is the only piece of equipment that needs a briefing, and the only one you may not simply pick up.

4. Laundry & Towels

The first two washes per started week and per guest are free, including detergent. Each additional wash costs €1. Please don't run the machine with only a tiny amount of laundry.

When you hang laundry outside, use clothes pegs in your room colour. The wind here can pick up without warning and take unpegged washing off the line, and the colour makes it obvious whose laundry is whose. The white pegs belong to the house team - please leave those where they are.

The same goes for towels: use only the ones in your room colour. If none of yours are available, take one of the large white towels instead.

5. Sustainability

Turn off lights and appliances when not in use, and use water responsibly. Separate waste by type:

  • Paper - blue

  • Plastic and metal - yellow

  • Glass bottles - green

  • General waste - black

Packaging that has contained liquids is always plastic and does not belong in the paper waste.

6. Bedrooms & Privacy

Respect the privacy of your housemates and do not enter other bedrooms without permission.

7. Security & Valuables

Please keep your valuables in your locked room when you are not around. We cannot take responsibility for personal belongings left in shared spaces.

8. Guests

Feel free to invite guests. If you invite two or more people from outside the coliving, or someone for an overnight stay, please check with the coliving team beforehand.

9. Pets

Pets are not allowed unless explicitly agreed in advance with all residents of the location.

10. Smoking

This is a non-smoking coliving. Smoking or vaping is strictly prohibited - inside, in all outdoor areas, and especially on rooftop terraces. The same goes for marijuana, shisha and anything else that is burned. Candles are the exception.

11. Community

Participation in activities is always optional. Please respect when others need quiet or personal time - be friendly, but avoid creating pressure.

12. Communication

If you need something or something bothers you, please address it early and respectfully, or contact the host. Be open to different perspectives and communicate in a calm and constructive way.

Personal attacks, insults or intentional escalation are not acceptable.

13. Sport & Responsibility

The use of sports equipment and participation in sports or other activities is at your own responsibility. Please assess your abilities and limits carefully and act accordingly.

14. Air Purifier & Calima

During Calima, ventilate your room with short, intensive airing - windows fully open for a few minutes. After closing all windows and doors to the outside, place the air purifier at the threshold of your open door and turn it on. Let it run there for approx. 10–20 minutes so your room and nearby shared areas are filtered.

Exception – Acro Atrium: As the doors open directly to the outside, turn it on with your door closed. Please set a timer and return the purifier to the dining area after a maximum of 20 minutes.

15. Consequences

Repeated disregard of rules may result in warnings, restriction of access to shared areas, or termination of stay.

16. Check-out

  • Leave your key on the desk in your bedroom and close the door.

  • Leave used towels on the floor in your room.

  • Please remove or dispose of any food from the fridge and shared areas.
